The River Commons Development has officially broken ground in the South Bronx, marking the start of a $255 million project that will deliver hundreds of affordable homes while expanding healthcare and community services on public land.

The mixed-use development will create 328 affordable and supportive apartments alongside a new healthcare facility, public green space, and community organizations serving Bronx residents.

City leaders say the project reflects a broader effort to address New York City’s housing shortage by combining affordable housing with essential services that help residents remain healthy and financially stable.

Affordable Housing Takes Center Stage

Housing remains the primary focus of the River Commons Development, with nearly 70 percent of the apartments reserved for low-income New Yorkers.

The project will include:

  • 328 affordable and supportive apartments
  • 229 homes for households earning between 30% and 70% of Area Median Income (AMI)
  • 98 supportive apartments for formerly homeless NYC Health + Hospitals patients
  • Studio through three-bedroom apartments

According to a press release via NYC Newswire, River Commons is being built on the campus of NYC Health + Hospitals/Gotham Health, Morrisania, transforming an underused parking lot into a mixed-use residential community expected to open in 2027.

Officials say the development is designed to help address the city’s ongoing affordable housing shortage while providing long-term housing stability for vulnerable residents.

Development Combines Housing With Community Services

Beyond housing, River Commons will include several amenities designed to support residents and strengthen the surrounding neighborhood.

  • A new 43,000-square-foot Gotham Health medical facility

BronxWorks will provide on-site social services, employment assistance, and wellness programs for residents.

The project will also create approximately 6,000 square feet of community space for BronxWorks and African Communities Together, along with a 7,000-square-foot public plaza featuring landscaping and public art.
