Applications Open for 58 Affordable Apartments at New Brooklyn Development

Applications are now being accepted for 58 affordable apartments at 2683 Atlantic Avenue Apartments, a newly constructed residential development located at 2683 Atlantic Avenue near the intersection of Atlantic Avenue and Vermont Avenue in East New York.

The affordable housing lottery, administered through NYC Housing Connect, offers an opportunity for eligible New Yorkers to secure a rent-stabilized two-bedroom apartment in Brooklyn at below-market rates. The application period is currently open and will close on June 12, 2026.

As housing affordability continues to be a major concern for Brooklyn residents, developments like 2683 Atlantic Avenue play an important role in expanding access to quality housing for working families, middle-income households, and longtime New Yorkers seeking to remain in the communities they call home. The lottery includes apartments for households earning a wide range of incomes, from $49,989 to $238,160 annually, depending on household size and the apartment category.

Monthly rents range from $1,238 to $4,518 for the available two-bedroom apartments. The development includes 23 apartments designated for households earning up to 40% of Area Median Income (AMI), with rents starting at $1,238 per month. Another 24 apartments are available at 60% AMI with rents of $1,967 per month. The lottery also includes nine apartments for households earning up to 110% AMI at $3,789 per month and two apartments for households earning up to 130% AMI at $4,518 per month.

Eligibility varies based on household size and income. For example, a family of four applying for a 40% AMI apartment must have a household income between $49,989 and $67,840 annually, while a family of four applying for a 60% AMI apartment must earn between $74,983 and $101,760. Higher-income households may qualify for the 110% and 130% AMI apartments, with income limits reaching as high as $220,480 for a four-person household and $238,160 for a five-person household. The lottery is open to households consisting of two to five people.

Beyond affordability, the new Brooklyn development offers a variety of modern amenities designed to enhance residents’ quality of life. Features include a fitness center, rooftop terrace, outdoor recreation areas, business center, yoga and dance studio, media room, children’s playroom, package lockers, bike storage, elevator access, air-conditioning, high-end finishes, security cameras, and a shared laundry room. The building is also smoke-free and includes accessible entrances and modern intercommunication systems.

Affordable housing lotteries in New York City often attract thousands of applicants, making it important for interested residents to apply as early as possible. Applicants must be registered with NYC Housing Connect before submitting an application. Those who are not already registered should create an account and ensure their household and income information is accurate and up to date before applying.

After the lottery closes, applications will be randomly selected for further review. Selected applicants may be required to provide documentation verifying household income, assets, and household composition before final eligibility is determined.
