240 Nassau Street in Fort Greene is the center of a new proposal that seeks to introduce a blend of public and community elements — such as a public school, community center, cultural center, retail, and mixed-income housing — to a location known for its neighborhood connections.
Project Overview
As described by Alloy Development, the project at 240 Nassau Street is a mixed-use development that will integrate educational, community, and housing functions. The plan highlights the inclusion of a public school, community center, cultural center, retail, and mixed-income housing.
The Developers
The venture is a joint effort between the New York City Educational Construction Fund (ECF), Alloy Development, and GFB Development.
Rezoning Details
The proposal necessitates a rezoning process involving 240 Nassau Street and neighboring 46 Navy Street, home to P.S. 287. The process began with an environmental review on December 22, 2025 and will proceed to a public review phase in early 2026.
GFB Development: Local Impact
Launched in 2024 by ex-professional basketball player Taj Gibson, with Tameek Floyd and Malik Brown, GFB Development is committed to building affordable housing and recreational facilities in traditionally underserved areas such as their own neighborhood.
Both Floyd and Brown previously attended P.S. 287 and were regulars at the Boys & Girls Club Navy Yard Clubhouse, maintaining personal links to institutions close to the project.
