You’ll find this fresh development right by the intersection of Atlantic Avenue and Vermont Avenue in East New York—prime location for those craving a Brooklyn address.

The affordable housing lottery—handled by NYC Housing Connect—gives qualifying New Yorkers a chance to snag a rent-stabilized two-bedroom home at a seriously reduced rate. With housing affordability on everyone’s mind in Brooklyn, new builds like 2683 Atlantic Avenue are crucial. They’re opening up opportunities for working families, middle-income folks, and lifelong residents who want to stick around their beloved neighborhoods. The lottery is open to a broad range of annual household incomes—anywhere from $49,989 to $238,160, depending on the size of your household and which apartment you’re eyeing.

What about the rents? Two-bedroom apartments kick off at $1,238 a month and top out at $4,518. Specifically, 23 apartments are set aside for those making up to 40% of Area Median Income (AMI), with rents starting at $1,238; another 24 units target 60% AMI at $1,967 per month. At the higher end, nine spots are for applicants earning up to 110% AMI ($3,789/month), and two more cover up to 130% AMI at $4,518 per month.

Eligibility depends on income and household size. For a family of four, qualifying for a 40% AMI two-bedroom means earning between $49,989 and $67,840. At the 60% AMI tier, that range bumps up to $74,983 to $101,760. If your household makes more, you might fit the 110% or 130% AMI brackets, with upper limits at $220,480 (four people) and $238,160 (five people). Households with two to five members are welcome to apply.

But there’s more than just affordable rent.
