River Commons Development Combines Housing And Healthcare
The project will transform an underused parking lot into a 17-story mixed-use building featuring affordable housing, medical facilities, and community amenities.
When completed, River Commons will include:
- 328 affordable and supportive apartments
- A new 43,000-square-foot NYC Health + Hospitals primary care facility
- 6,000 square feet of community organization space
- A 7,000-square-foot public plaza and green space
- A 15,000-square-foot parking garage
Officials say the project represents the first time NYC Health + Hospitals has integrated a healthcare facility directly into a residential building located on hospital property.
According to information released through NYC Newswire, River Commons is expected to open in 2027.
Affordable Housing Targets Low-Income New Yorkers
Nearly 70 percent of the apartments will be reserved for households earning between 30 percent and 70 percent of the Area Median Income.
The housing plan includes:
- 229 affordable apartments for low-income households
- 98 permanent supportive housing units for NYC Health + Hospitals patients experiencing homelessness
- Studio through three-bedroom apartments
- On-site fitness, community, coworking, and recreation spaces
