A new development proposal centered on 240 Nassau Street in Fort Greene would bring a mix of public and community uses — including a new public school, community center, cultural center, retail, and mixed-income housing — to a site long tied to neighborhood institutions.
Alloy Development says the plan for 240 Nassau Street is a mixed-use project combining educational space with community-serving facilities and housing. The stated components include a public school, community center, cultural center, retail, and mixed-income housing.
The project is being co-developed by the New York City Educational Construction Fund (ECF), Alloy Development, and GFB Development.
The proposal also involves a rezoning effort covering 240 Nassau Street and neighboring 46 Navy Street, where P.S. 287 is currently located. The first step in the land-use process — an environmental review — began on December 22, 2025, with public review expected to begin in early 2026.
GFB Development was launched in 2024 by former NBA player Taj Gibson alongside lifelong friends Tameek Floydand Malik Brown. The firm says its mission is to create stability and safe spaces — including affordable housing and recreational spaces — in historically underserved communities, including in their home neighborhood.
Floyd and Brown attended P.S. 287 and were members of the Boys & Girls Club Navy Yard Clubhouse, linking the development team’s personal history to the community institutions near the project site.
