A new development project at 240 Nassau Street in Fort Greene aims to introduce several public and community-oriented amenities — such as a public school, community center, cultural center, retail options, and mixed-income housing — to a location with deep ties to local institutions.
Details of the Plan
According to Alloy Development, the vision for 240 Nassau Street is a mixed-use complex blending educational facilities with housing and community resources. Main features announced include a public school, community center, cultural center, retail, and mixed-income housing.
Project Developers
This undertaking is jointly led by the New York City Educational Construction Fund (ECF), Alloy Development, and GFB Development.
Rezoning and Approvals
The development also encompasses a rezoning proposal spanning 240 Nassau Street and nearby 46 Navy Street, the home of P.S. 287. The environmental review, the initial phase of the land-use process, started on December 22, 2025, with public hearings slated for early 2026.
Fort Greene Roots of GFB Development
Founded in 2024 by ex-NBA player Taj Gibson with friends Tameek Floyd and Malik Brown, GFB Development is focused on building affordable housing and recreational areas in historically marginalized communities like their own.
Floyd and Brown are alumni of P.S. 287 and were once active at the Boys & Girls Club Navy Yard Clubhouse, further connecting the team to the local community by personal experience.
